Door Entry and Access Control for Build to Rent

In Build to Rent, the entrance is part of the service residents pay for. Residents, guests, couriers, and contractors come and go all day, on-site teams look after shared amenities; and operators often run several schemes in different cities. BAS-IP combines IP video door entry panels with BAS-IP Link, a central platform for residents, credentials, calls, and access events, so operators, developers, and managing agents can run entrances, shared spaces, and lifts from one place.

Everyday Access for Residents and On-Site Teams

A build-to-rent tenancy can last for years, and residents use the building every day. BAS-IP gives them simple ways in and lets the on-site team manage access centrally.

See Who Is at the Door, Wherever You Are

Residents answer entrance calls on an indoor video monitor or in the BAS-IP Link app, so they can see and speak to a caller and open the door even when they are away from home. Visitors can also call the on-site team, who answer in BAS-IP Link or on an AM-02 concierge terminal.

The AA-07FBI STAINLESS and AA-14FBIS panels have passed the testing required for Secured by Design certification. The AA-07FBI STAINLESS has a 3 mm stainless steel front rated IK08, and both models provide an output for an induction loop for people with hearing impairments.

Guest and Delivery Passes Residents Issue Themselves

Residents can send a guest a temporary pass from the BAS-IP Link app as a QR code, an access code, or a web link, select doors within their own access permissions, and limit the pass by date, time, or number of entries. The on-site team can issue the same passes to couriers, cleaners, and contractors.

Passes stop working on their own when their period ends. Residents see their active and used passes in the app, Link records use of the pass in its event log, and the team can withdraw any pass early in BAS-IP Link.

Smoother Move-In and Move-Out

When a new scheme opens and lets hundreds of homes in a few months, residents can be uploaded to BAS-IP Link in bulk from an XLS spreadsheet and assigned to the building and flat specified in the table.

Cards, key fobs, and UKEY mobile keys can be issued with a validity period that matches the tenancy, so they stop working on the agreed date. When a resident moves out early, the team withdraws their credentials remotely in BAS-IP Link, without a site visit.

One Platform for Amenities, Lifts and Your Portfolio

Gyms, co-working spaces and residents’ lounges are a big part of what Build to Rent residents pay for. BAS-IP Link brings shared spaces, lifts and buildings into the same system as the front door.

Bookable Amenities and Controlled Shared Spaces

Access rules and schedules control gyms, co-working spaces, residents’ lounges, roof terraces, and bike stores. Residents can book meeting rooms, guest suites, and other shared spaces in the BAS-IP Link app, while the team manages reservations in Link.

Staff can use the same credential system for parcel rooms and service areas, and residents with parking can give guests access to the car park by number plate on sites with supported ANPR cameras. Access events are recorded in Link.

Floor Access and Lifts on Demand

With the EVRC-IP lift controller and BAS-IP Link, resident and guest credentials can be assigned access to selected floors. Teams can set separate permissions for residential and amenity floors. With AA-14 series panels, the KONE integration supports the same floor rules.

Residents can call a lift from the app before they reach it. With EVRC-IP, when a resident lets a visitor in from an indoor monitor, the lift can be sent to the entrance floor.

Run Several Schemes From One Platform

BAS-IP Link groups buildings, devices and users, so a central team can oversee a whole portfolio while each site team works with its own building. Separate roles for administrators, concierge staff and residents give each person the tools they need and nothing more.

Link is available as Link Cloud, hosted in data centres certified to ISO 27001, or as Link Selfhost on your own server, so the deployment can follow your IT and data policies.

FAQs about Build to Rent Door Entry Systems

Q: Do residents need an indoor monitor in every flat?

No. Calls from the entrance panel can go straight to the BAS-IP Link app on a resident’s phone, where they can see the caller and open the door. Each app uses its own licence, so the number of licences follows the number of apps in use. Indoor monitors remain an option for residents who prefer a fixed screen.

Q: Can residents let in guests and couriers when they are not at home?

Yes. Residents can answer an entrance call in the app and open the door remotely, or send a temporary QR code, access code or web link that works only on selected doors and for a set period.

Q: Can BAS-IP work with our access control system or resident app?

Yes. The AA-07FBI STAINLESS and AA-14FBIS panels provide Wiegand output: the built-in output passes card, key fob and UKEY credentials, and the SH-12 module adds QR codes, face recognition and access codes. BAS-IP also works with Gallagher, Inner Range, ACTpro, Rosslare and the property management apps listed on our integrations page.

Q: What happens if the internet connection goes down?

Cards and other locally stored credentials continue to open doors while Link Cloud is unavailable. Panels and indoor devices can also communicate over the local network. App calls and remote management require internet access.

Q: Is BAS-IP suitable for new Build to Rent schemes and conversions?

Yes. The AA-07FBI STAINLESS and AA-14FBIS entrance panels support Power over Ethernet (PoE) and flush or surface mounting. For conversions, a site survey establishes which cabling, locks and door hardware can be retained.

Whether you are developing a new Build to Rent scheme or running a portfolio of them, BAS-IP and our UK partners can help you choose the right panels, credentials and Link deployment for each building. Eligible BAS-IP hardware is covered by a 3-year warranty under our regional warranty policy. Contact our team to discuss your project.
